Discussions with the owner regarding the redevelopment of their garden initially took place in 2007. They subsequently declined our proposal and decided to employ their own professionals to submit a planning application on their behalf, unfortunately this was unsuccessful. The owner contacted us again in June 2010 and an option was signed in July 2010 and following consultation with the planning department, arboriculture officer and surrounding neighbours a formal planning application was submitted in the Spring of 2012 and approved in July 2012. In our appraisal we felt it was important to retain the existing property and the new properties should reflect the character of the surrounding residential properties. Planning was achieved for two 5 bed detached houses with double garages.

Discussions with the owner initially took place in 2006 regarding the possible development of their side garden. They subsequently declined our proposal and decided to appoint an alternative developer to submit a planning application on their behalf, unfortunately they were unsuccessful. The owner contacted us again in 2011 and an option was subsequently signed. Following consultation with the planning department, arboriculture officer and surrounding neighbours a formal planning application was submitted and approved late December 2012. In our appraisal we felt it was important to match the character of the surrounding properties and felt it was important not to over develop the site. Planning was achieved for one 6 bed detached house with detached double garage.

We were initially in discussions with the local authority to carry out a complete redevelopment of 109-122 Victoria Road with some 55 units comprising one and two bedroom flats along with three and four bedroom houses. Unfortunately due to the increase in the Unilateral 106 payments to the local authority this made our proposed scheme financially unviable. With this in mind we reverted to a smaller scheme utilising the land to the rear of the properties, planning was granted for five three bedroom town houses and associated parking.

Open Day held 11th May 2013 and both properties went under offer with the last one completing on 7thJuly 2013. An option was taken with 83 Fernhill Road also covering the gardens of 79&81. The original planning was for one 3 bed bungalow, but after various consultations with the local community we have achieved permission for one 3 bed & one 4 bed link detached houses. The initial option was taken in December 2007 and work commenced in October 2012.
